Olathe | Montrose County

Olathe is located between Delta and Montrose along U.S. Highway 50. The statutory town is in Montrose County and has a population of around 2,000 residents. Olathe homes for sale run the gamut from affordable one-bedroom single-family homes, townhouses, condos, mobile homes, and trailers to more prominent, private homes with four or five bedrooms, some of which are in a gated community or planned subdivision.

Custom-built single-family homes for sale north of the town core are around $500,000 and have three or four bedrooms and sit on just under three acres. Real estate for sale presents an open floor plan from the kitchen to the living area with high vaulted ceilings and a private deck in the back with a garden, fire pit, and tool shed. More established, older homes are near the core with about 1,400 feet of living space and a garage. These homes make for great starter homes for growing families or a forever home for retirees who want privacy but easy access to the town's services, restaurants, and shops.

West of Olathe, along Transfer Road near the Uncompahgre National Forest, are a few undeveloped lots that are perfect for the mountain home of your dreams. Enjoy mountain recreation land bordered by land owned by the Bureau of Land Management, with ponds, water rights, and historic cabins - yet only 20 minutes from downtown Montrose.

For example, a 465-acre mountain ranch plot with ponds and fabulous views lists for slightly over $1 million. The property is ideal for ranchers, with stock water in the ponds, working corrals, cattle loading chutes, and secure fencing in place. Hunting is terrific, with mule deer bucks and elk herds. Wild game can be found year-round, especially during hunting season. It lends itself best toward a mountain cabin development. Historically, the acreage has been used for early-season cattle grazing but could be subdivided into 13 parcels of 35 acres with ponds, irrigation water, and prime hunting on-site.
